These terms govern your use of the Lieve website and services. By creating an account, submitting an inquiry, or listing a room, you agree to them.

1. Who operates Lieve

2. What Lieve is
Lieve operates an online marketplace that connects people looking for a room to rent with housing operators, landlords, and property managers in New York City and Jersey City. We are not a landlord, broker, property manager, or party to any lease. Leases and rental agreements are formed directly between the tenant and the operator.
3. Eligibility and accounts
You must be at least 18 years old and able to form a binding contract to use the services. You are responsible for the accuracy of the information you submit and for all activity that occurs under your account.
4. Listings and verification
Operators are responsible for the accuracy, legality, and availability of every room they list, including rent, deposit, fees, lease term, and photographs. Lieve performs verification checks on operators and listing photos, but verification is not a guarantee of condition, habitability, legal compliance, or continued availability. Tenants should inspect a room and read the lease before paying any money.
5. Fees
Tenants pay nothing to use Lieve. Operators list at no cost and pay a placement fee only when a tenant signs a lease through the platform. Fees, if any, are disclosed before they are incurred.
6. Payments and deposits
Lieve does not collect rent or security deposits. All payments are made directly to the operator under the terms of your lease. Never send money to an individual claiming to represent a listing outside of a written lease with a registered business.
7. Prohibited conduct
You may not post false, misleading, or discriminatory content, scrape or resell platform data, impersonate another person or business, harass other users, or use the services for any unlawful purpose. Listings that violate fair housing law are removed and the account may be terminated.
8. Disclaimers
The services are provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Lieve does not warrant that listings are error-free or that any tenancy will be secured.
9. Limitation of liability
To the maximum extent permitted by law, Lieve is not liable for indirect, incidental, special, consequential, or punitive damages, or for any loss arising out of a lease, tour, deposit, or dispute between a tenant and an operator. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
10. Indemnification
You agree to indemnify and hold Lieve harmless from claims, losses, and expenses arising out of your use of the services, your content, or your violation of these terms or applicable law.
11. Termination
We may suspend or terminate access at any time for conduct that violates these terms or that creates risk for other users. You may stop using the services at any time.
12. Governing law
These terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Disputes will be brought in the state or federal courts located in New York County, New York, unless applicable consumer protection law provides otherwise.
