Astoria is the steadiest room market in Queens. The N and W lines run down the east side of the neighborhood and the R sits underneath it, so a room near Ditmars is still a reliable half-hour into midtown.

Rooms trend larger here than in Brooklyn at the same price, and a fair share of listings come with balcony or backyard access. Operators in the area lean toward three- and four-bedroom apartments with long-term tenants already in place.
